What is a good way to get a mortgage loan for a first time home buyer with bad credit?

I have paid off all delinquent things on my credit report and all I have on there is my carnote and my student loan which are both in good standing. I still have a low credit score which is what is damaging me right now. Any suggestions of lenders or companies that can assist me with purchasing a home?

I hope someone can help me with my question. I am currently 6 days from what I thought was going to be my closing date on a home my husband and I had built. We started the process in May and our credit revealed scores in the mid 700’s. As we got closer to the house being complete, the mortgage funding company pulled another credit report in November, everything still look good and in the mid 700’s. I just received a call today and they said my credit rating has dropped dramatically. My rating dropped from mid 700’s to low 700’s and my husband’s drop to mid 600’s. We have not applied for any new credit accounts, we continued and always pay bills on time, our card balances are in good standing so we can’t figure out why the dramatic change. They looked at my credit report and didn’t see anything different. The only inquiries listed are from the funding company. They pulled my credit in May of this year, November 16 and November 17, December 17 and it appears they pulled it again yesterday because that’s when they noticed the new lower scores. They contact the credit bureau and the credit bureau said it was due to an inquiry from one dealership back in January 2008. We did purchase a car last January, but we went to that one dealership and I do not see the inquiry on my report nor does the funding company. I am wondering if the inquiries from the funding company lowered my score. I was told that it wouldn’t, but this is too crazy and I do not understand.

I’d like to buy a house, in the under 0,000 range, but my credit score is 512. I have verifiable income of ,000. My husband and I make around ,000 per year together. He has similar credit to mine. There are some issues on my credit report that stem from fraudulent credit card use and old medical bills that I am working to get resolved. I can make a down payment, around 10%. Also, I’m interested in an older house to restore, since historic preservation is my career field. How can I borrow more than the amount of the purchase price to do renovations?

I am currently 25 years old with one major credit card that I have held for nearly 10 years. I carry a few store credit cards as well. I pay all of my credit card bills on time, in full, never carrying any outstanding balances on any cards. All car payments paid on time, no student loans left…I recently checked my credit score for mortgage purposes and it was mid 600s. I was also denied a major credit card application based on my current score. What can I do to improve my FICO score??

In reply to comments – score pulled by bank for mortgage purposes, showed scores from all 3 major agencies. Read through the credit report fully, no red flags. I can’t figure out what pushed it down unless perhaps I just haven’t built it up enough?
Also, no changes in my credit limit.

The low credit score is due to a collection 4 years ago ( which I dont know about) and a credit card currently delinquent. I have never been late on my mortgage. I am facing foreclosure in the near future… Help!
The delinquent credit card is showing up twice on my credit report. Could that be affecting me as well, If so, how can I get that resolved?

My husband and myself have been looking for homes. We have found one and now we have been bit in the butt by our credit report. We were very irresponsible when we first started out but we have been trying to clear our credit up. I got my score up a little but still not enough. We have been denied a mortgage due to us not having enough money in our checking account or savings by country wide. We really have nothing saved up but we are trying to sell our land in Ohio and waiting on that tax rebate check. That should give us atleast 00 to start with. I have found a home but they want us to get preapproved for a loan. Any suggestions would be greatly appreciated.

what is the best company for low credit mortgages. i have a lot of errors on my credit report bringing my score down to 600. the compaines are oh so efficient in getting this corrected. what is the best place to to get a mortage from with a 600 score now then i;ll just re-fi later

My co-worker and I were talking and she wants to buy a house but she says her credit score is like 502, as low as it can go right! But she has a good job (now) and is working to clean up her credit report. There’s a condo she wants to buy but she’s afraid she’ll get laughed out of the loan department with her bad credit.
