Mortgage with a co-borrower with lower credit score?

My fiance has a credit score of 810 (Transunion) and my credit scores are 651(Experian), 681 (Transunion),& 682 (Equifax). We are looking to purchase a 5k home with k down. Our combined annual income is about 0k. Will I be able to be a co-borrower? How will this affect the interest rate? Will we even get approved with the stricter bank guidelines? Thanks in advance for your help!!

I’ve been dealing with many lenders for the past 30days who gave me empty promises. I understand that my loan is consider somewhat complicated due to the fact that my mid score is appox. 542 & that I had 1X60day late on my mortgage. But why is it so hard trying to find a lender who can do a 85% LTV? I have plenty of equity but yet, I’m having a hard time being approve..is this an impossible loan?

Is it possible to refinance within 3-5 days with a low credit score?

Chances of getting a mortgage with a low credit score but have 20% down, & a co-signer?

Currently, I’m renting a 1 bedroom apt. I’ve found a 2 bdrm condo I’d like to buy. Even with the mortgage payment, utilities, taxes, & insurance, its about the same amount of money that I’m currently paying in rent. So its not an issue of whether I can afford it. But my credit score is only in the low 500s. I’ve only been at my job for 2 years, before that I was in school. As I said, I have 20% cash to put down. My co-signer is my grandmother, who has no debt. She’s a small business owner, which the business has no real debt, maybe a few thousand owed to vendors at any given time. The building the business is paid off, as is her house & car. Will her credit help me enough to qualify for a loan?
